The Market
The rising population and traffic congestion of King and
Pierce County metro areas are causing eyes to be cast on Kitsap
County as a better living alternative. With two bridges linking it
to Tacoma, and three auto-ferry routes providing regular service to
Seattle, twenty percent of Kitsap County’s working population has
chosen to commute. Locally, the other eighty percent have created a
strong economy through military, service, manufacturing, and
construction jobs.
The middle-income market is the largest in residential real estate
with a strong and growing demand for mixed-use living space near
secondary urban centers. Demographics show that shrinking household
sizes and aging baby-boomers are creating a need for low maintenance
living. This middle-income market is being bypassed by larger
developers who concentrate on upper level market projects in the
larger urban centers of Seattle and Bellevue. In Nor'west Urban
Solutions' market,
competition is limited to small development companies that create
spec housing and commercial space; most of these are not creating
green urban infill.
Social and/or Environmental Impact
Reducing urban
sprawl and creating sustainable green development are the driving
social goals behind the funds managed by Nor'west Urban Solutions
LLC. Architecture and construction are part of a highly regulated
real estate development industry that often does not meet the long
term needs of our complex society. By following the intent of the
Washington State Growth Management Act, and the tenets of new
urbanism, we will bring sustainable middle market mixed-use projects
to market.
